So we put in an offer on the house. We should know by tomorrow afternoon. We dropped about $4k off the asking price, requested they leave all appliances and purchase a home warranty. Buyer agent believes this is a very good deal for both parties given the neighborhood and specific place.

We shall see. It may be quick from here, where we'll get pretty much everything in order before we vanish to France. Except the loan which will take into November to process, most likely. but that should be a shoe-in given that our credit scores increased in the last month and I cut what debt I have in half.

Good times. We also heard that our earnest money from the short sale is in the mail and should arrive in just in time to be the earnest money for this other place. :)
I'm rather excited about the whole thing at the moment. Fox and I chatted about the house and we both realized that the only thing we'd want to change immediately is repainting the basement.. er.. second basement. There are two. And maybe the bedrooms. Otherwise, we love everything about the first floor, the yard; we're happy with the den/office basement thinger (basement 1) and the bedrooms are all fine... though we may remove the built-in desks. They're a little dated.

No major work immediately.

Also, it's really funny when LJ sends you updates about random journals you created as a joke. See: the_nathan_game for details.

WELL.
Looks like they're accepting our offer after a little back and forth over the shed on the property.
They keep the shed. We get the washer, dryer and warranty at our asking price.

Woo! Guess we have to pay for it now. :)

Two basements? Is it a sub-basement and then a basement, or is everything at the same level but two staircases?

Choose your own adventure layout!

You enter on level 1. To your immediate left is a large square hutch splitting the entry way from the formal dining room. To your immediate right is a door. Past the door are stairs leading both up and down. Ahead you, through a double-wide entry way, see a long room with picture windows overlooking a moderately sized back yard. You can see hydrangeas in the yard.

I've studied a lot of house floorplans and double basements are kind of a fascination of mine. The basement in my house is weird in that it is only a 3/4 basement. One quarter of the house sits on a crawlspace.

Another friend of mine built a house years ago and it had two basements. One was a sub-basement. So potentially you could go from the second storey down a flight of stairs to the main storey, down a flight of stairs to the basement and then down another flight of stairs to the sub-basement. (Where, naturally, the washer and dryer were.)

yeah... basement fascination.. :D

There are 4 floors in this place. Reference point is level one: Upstairs are the bedrooms. Down from level one is the office/den area and a bathroom. Down a second flight from there is the "real" basement which is split into three rooms - a craft/utility room, a storage room with the breaker box and a laundry space.

It's a really neat layout, really, with two large concrete block foundations offset and adjacent.

The fun thing is that it's all half levels, so really, there are only 2 true storeys to the place... So entry way on main floor, then to the right is a half-stairway up, and next to it a half stairway down. Entryway is right on top of real basement, and bedrooms are right on top of half basement... It's neat, and I think the cats will love it!

We don't have signed contract in hand just yet but seems like it is the inevitable conclusion.
